Project: Residential extension for private client

Completion: TBC

Size: 114m2

Key moves

  • Open-plan kitchen, dining and lounge (46 mยฒ) with skylights
  • Fourth bedroom with ensuite and built-in wardrobes
  • Utility, WC and outdoor store in a new side extension
  • Replacement entrance with built-in bench and storage
  • Bespoke joinery throughout: banquette, shoe stores and wardrobes

A part two-storey, part single-storey rear and side extension that turns a modest three-bedroom semi into a light-filled four-bedroom family home.

The brief was to give a growing family the space they needed without losing the character of the original house. The existing front living room, hallway and staircase are kept, while the extension wraps around the side and rear to add a new open-plan kitchen, dining and lounge space of 46 mยฒ at the heart of the home.

Along the rear, a row of skylights runs above the lounge and kitchen, drawing daylight deep into the plan. Built-in banquette seating with storage anchors the dining area, and a kitchen island with bar seating makes it the natural gathering point of the house.

The side extension takes on the hard-working spaces: a utility room behind a pocket door, a downstairs WC, an outdoor store for bikes and garden kit, and a new entrance with bench and shoe storage, so everyday clutter has a home before it reaches the living areas.

Upstairs, the two-storey element adds a generous fourth bedroom with built-in wardrobes and its own ensuite, alongside a reconfigured family bathroom, while the three existing bedrooms remain unchanged.
